How Airi BMS works
Airi BMS is Pre-Trained, Pre-Engineered, Edge-AI Powered and Scalable System
Measured Indoor Climate Data
Airi wireless Sensors and Airi communication protocol in a mist-mesh network ensure indoor climate data flow.
Airi Audit
Provides a 30-day assessment of indoor climate and gives AI-driven improvement suggestions.
Quick and Discreet Setup
Airi BMS becomes operational with the swift and almost imperceptible actions of Airi technicians while the building is in active daily use.
Integration
Of Airi BMS with any existing or new HVAC secures desired indoor climate quality.
Airi BMS self-learning control algorithms
Guarantee adaptive response of HVAC for securing the desired indoor climate quality.
Airi BMS client benefits and uniqueness
Energy class upgrade
In the National Building Register from class E to B using Airi BMS made more favorable financing terms available to the building owner.
Zero-CAPEX for Airi BMS
Standard solution enables property owners to avoid investment of hundreds of thousands of euros that would otherwise be unavoidable.
Airi BMS unique feature
The vast majority of data and decisions made by AI to secure the desired indoor climate are processed at the Edge computing layer by “Edge-AI”. This has enabled a “Pre-Engineered” Airi BMS: a self-learning and self-optimizing system with feedback loops, requiring no additional engineering work for subsequent buildings.
The system
Unique components to make it perfect
Sensors
Wireless room-level sensors read temperature, CO₂, humidity and occupancy continuously, giving an accurate picture of conditions throughout the building.
Mist Mesh
Our proprietary wireless mist-mesh network connects sensors and HVAC controllers across the building via Airi communication protocol without new control wiring.
Prediction engine
The model learns the building’s thermal behaviour and its real occupancy, predicts the weather and energy prices to adjust HVAC continuously. Self-learning, rather than a rule set that someone has to maintain.
Web interface
Indoor conditions, system performance and energy usage across rooms, buildings or an entire portfolio, from one interface. Alerts on anomalies, so equipment faults are detected before a person reports a problem.
Built for every asset class
One platform. Every building type.
Offices
Multi-tenant floors with uneven occupancy. Control follows how the building is actually used, not a fixed schedule.
Food retail
Long trading hours and a heavy ventilation load. Air quality standards maintained while the equipment stops running flat out around the clock.
Shopping centres
All HVAC equipment managed by one system, with comfort held through full trading hours and visibility tenant by tenant.
Hotels
Guest-facing comfort standards, with occupancy that changes night by night. Rooms are heated and cooled according to real use rather than around the clock.
Case studies
Measured results from live buildings
Below are some examples of the value we bring to our customers. We publish a result only after the relevant measurement period has closed against the building’s own baseline; anything still in deployment is labelled as an estimate. What is shown here is a fraction of the portfolio, and further case studies are in preparation as their periods close.
Coop Laagri Maksimarket, Tallinn
Measured result
A 14,930 m² supermarket that never closed
- 43 wireless sensors across a four-phase rollout: climate audit, AHU integration, optimisation, then night free-cooling from June.
- Delivered purely by optimising existing systems. Indoor air quality confirmed against Estonian retail requirements throughout.
“Instead of a €1 million investment in automation and HVAC upgrade, Airi BMS offered a service model where the annual fee never exceeds the savings generated.”Coop Estonia, member of the management board
Office building, Tallinn
Measured result
From class E to class B without owner-funded renovation
- 60 wireless sensors; all four AHUs brought under demand-based ventilation control in a three-phase rollout.
- The restaurant and bakery — over half the building’s total energy use — were metered and optimised separately in phase three.
Radisson Individuals Palace Hotel
Pre-deployment estimate
Added on top of the hotel’s existing BMS
- Showcase of Airi BMS working seamlessly alongside an existing BMS.
- These are the pre-deployment audit’s own projections, not a measured before-and-after result. They will be replaced with measured figures once the engagement completes.
The capital these owners did not spend
Each building faced a conventional automation or HVAC project to reach basic energy saving targets. None of that capital was spent, and no owner put a proposal through an investment committee.
Approximately €2 million of capital expenditure avoided across these three buildings — two owner-quoted figures and one estimated project cost. Across a larger portfolio, the avoided-capital potential can reach the millions.
In every case the fee is paid from the measured saving and is structured never to exceed it.

Regulation
Three regulatory deadlines that shape the timetable
German EnEfG energy audits
Energy-audit obligations are widening under the EED and EnEfG framework, and companies newly brought into scope face their first audit deadline on this date. An audit identifies the savings. It does not fund them, and it does not oblige anyone to act on them.
EPBD automation threshold
The building automation threshold for non-residential buildings falls to 70 kW, subject to the directive’s conditions and to national implementation. Buildings in that band will need compliant automation — and most of them never justified a project.
EPBD worst-performing stock
Member states must bring the worst 16% of non-residential buildings below a national threshold by 2030, and the worst 26% by 2033.
Partners
New revenue stream - from the buildings you already service
Every service portfolio contains buildings where an automation project was never going to be funded. Airi BMS turns that tier into recurring revenue — no technology investment on your side, no conflict with your installed base.
Recurring revenue alongside project revenue.
A monthly service fee from measured savings, in buildings that generate neither a project nor a maintenance contract today.
An offer for owners who said no to capital investment.
Zero CAPEX reopens the conversations that are closed — nothing to put through an investment committee.
Know which buildings are worth upgrading.
The 30-day measured Audit result tells you which buildings in a portfolio justify a full project, so you stop bidding blind on the ones that never will.
No new control wiring.
A trained technician can install the hardware rapidly without turning the deployment into a conventional controls project — this makes a hundred small buildings economically viable instead of theoretical.

Technology and delivery partners
About
Twenty years of wireless research, pointed at buildings
The mesh protocol underneath Airi BMS came out of two decades of research at Tallinn University of Technology. The technology was initially commercialized at Defendec, where more than 60,000 devices have been deployed across 60 countries. Airi BMS applies that engineering to existing commercial buildings, and the hardware is designed and made in Europe.
